Description: In most cases, locations of existing neighborhood and district parks are specifically defined on the Land Use/Transportation Diagram. However, there are cases where a park is needed, or will be needed in the future based on planned residential growth (such as in the Urban Villages), but where no specific site has yet been identified or where details of surrounding development have not been finalized. These locations are only intended to indicate a general area within which a park site will be located. The specific size, location and configuration of such park sites will be finalized only through acquisition of a particular parcel. In addition, for park sites which are specifically identified on the Land Use/Transportation Diagram, no General Plan amendment shall be required to modify the general location, size or configuration of such park sites.

Description: Assembly Bill 2011, the Affordable Housing and High Road Jobs Act of 2022 and Senate Bill 6, the Middle-Class Housing Act of 2022, are intended to permit residential development on sites currently zoned and designated for commercial or retail uses. Updates to AB2011 and SB6 were made in 2024. Parcels within 0.5 miles of a major transit stop (BART, Caltrain, VTA) are considered eligible.
Description: A 500 ft buffer was created for streets classed freeway, highway, and expressway for the major freeways in the City of San Jose. As well as Modelflag M and street names: '101', '17', '237', '280', '85', '87', '880', '680'.The 500 ft buffer is for parts of these streets inside and up to 1.15 miles outside of incorporated San Jose.For projects under AB2011, residential units must be at least 500 feet from a freeway. This buffer is used as criteria for identifying potentially eligible parcels.

SB 79 authorizes specified heights and densities within parcels that are 200 feet, 0.25 miles, and 0.5 miles of any pedestrian access point to qualifying transit stations such as Caltrain, VTA Light Rail, BART and Rapid Bus Lines.SB 79 requires that the Metropolitan Transportation Commission (MTC) create a map of the City’s transit-oriented development stops and zones by tier, as designated by SB 79, and in accordance with any guidance prepared by the Department of Housing and Community Development. Until MTC releases their own pedestrian access points, we are using these.Pedestrian access points were identified using aerial imagery and Google street view to specify where a transit station begins/ends and connects with the sidewalk or crosswalk. This layer contains main and secondary access points for stations that have multiple access locations. For future transit stations, pedestrian access points were identified using the project's conceptual renderings.
